Commercial Roofing FAQ

Here are some common questions that HOAs and property managers may ask about commercial roofing projects:

How long does it take to get a permit?

Getting the required permit for a commercial roof replacement will take roughly 6 to 8 weeks, depending on the municipality that you are in. Each county, like Broward, Dade, and Palm Beach counties, have different forms that need to be filed, and even each city like Fort Lauderdale, Lauderhill, Pompano Beach, Deerfield Beach, Sunrise, Tamarac, Plantation, and Miramar all have their own permitting forms and requirements.

How long does it take to put on a new commercial roof?

It is important to budget time for how long it takes to put on a new commercial roof. A good formula is to plan for 1 day for roughly every 1,500 square feet of roof you have on your commercial property. Then, add a week for proper setup for putting on the commercial roof plus an additional week for removal of equipment, etc.

How long does a commercial roof last?

Your commercial roof will generally have a lifespan of between 20 and 25 years. This will vary depending on the type of commercial roof material that is used as well as how diligently your commercial roof is maintained and repaired.

How much does a new commercial roof cost?

A typical commercial roof installation will have a cost between $12 a square foot and $20 a square foot. The kind of roofing materials used will have a significant impact on the cost of a commercial roof installation, but this also contributes to the longevity of your commercial roof as well.

How much does a silicone coating cost?

Adding a silicone coating to your commercial roof is a great option to extend the life of your commercial roof. These coatings typically will run between $6 a square foot and $9 a square foot. This makes it an economical option when the underlying roofing material is still in decent shape.

How do I know if my roof is a candidate for silicone roof restoration?

While silicone roof restoration is a viable option for many commercial roofs, your roof first needs to be inspected to ensure that you don't need a commercial roof replacement instead. Assuming your roof is still in good shape, it is also important to have a moisture test performed so that you know if a silicone roof restoration will have long-term success. A licensed engineer can perform this moisture test, and we can provide a roof inspection to determine if you need any commercial roof repairs and more.

Can I get a roof condition form for my insurance company?

Yes, we do provide roof inspections for building owners for free. If you need a roof inspection for insurance certifications, we can do these for $250.

Can a tarp be put on my roof?

While tarps are useful for many things, covering and protecting your commercial roof isn't one of them. When you have commercial roofing issues a tarp just won't do as it isn't water-tight and it could quickly blow off. Instead, call our team and we can do a more effective temporary repair for your roof until you can do a proper commercial roof repair or replacement.

What is TPO roofing?

TPO stands for thermoplastic polyolefin and is made from polypropylene and ethylene-propylene rubber. This combination of chemicals creates a membrane that is great at repelling water, resisting weather, handling heat, and resisting oxidation. And because this material is white, it also helps in reflecting heat away from the building, helping with the cooling costs of the commercial building.

What is Built-Up Roofing?

Built-Up Roofing is known as BUR and is a roofing system that has been around for more than 150 years. It is called this because the roofing material is built up with alternating layers of ply sheets and asphalt over the roof deck and insulation. Because of the asphalt being used, flat roofs are the only roof type that can use this kind of commercial roofing.

What additional costs can a business anticipate when considering a new commercial roof?

Beyond the new roofing material being used, there are several things that might cause additional costs. Any wood or other materials used for the roof may need to be replaced if the rooftop air conditioning system needs updates or replacements, any stucco repairs from weather damage, the painting of the roof if applicable, as well as any additional drainage that may be required by the building department.
