Are you part of a condominium association in Fort Lauderdale, Pompano Beach, Davie, Dania Beach, Deerfield Beach, Tamarac, FL, and the surrounding areas? If so, then you need to know about Florida’s milestone laws as it relates to condo buildings and their roofs. Commercial Roofing Industries is here to help you stay in compliance and provide detailed reports about your condo roof and its condition. When these inspections must start will depend on your proximity to the coast, as well as to the height of the building. These inspections, especially the building roofs, must be performed by a licensed Florida roofing contractor, and based on the condition report it may be required that your condo building roof be fully replaced and not just repaired. Understanding The Numbers
Condominiums in Florida now have to undergo inspections at specific intervals throughout their lifetime. When these inspections begin is partly determined by how close to the oceanfront they are, as condos that are within three miles of the coastline must start their milestone inspections when the building turns 25 years old. Those further away from the coastline can wait until they are 30 years old. And these requirements are for condo buildings that are three stories tall or higher.
These inspections must happen at a minimum of every 10 years thereafter, and this includes a roof inspection. If there are any significant issues with the roof of the building during a Phase I inspection, these will need to be taken care of as soon as possible. If the situation is bad enough, then a Phase II inspection may be required to ensure the integrity of the building as a whole.
Don’t Let Repairs Pile Up
The main lesson of these legal changes for condominiums is that repairs need to be dealt with sooner rather than later. Not only does this push off needed maintenance until a future date with likely increased costs, but leaving issues unrepaired could accelerate the degradation of other associated systems and materials. This could also lead to insurance companies dropping coverage from poorly maintained roofs and buildings.
Condo associations in Fort Lauderdale, Pompano Beach, Davie, Dania Beach, Deerfield Beach, Tamarac, FL, and the surrounding areas need to understand what the new requirements are for the milestone inspections, when they start, and how often they are needed.
